There are many prestigious neighborhoods in Paris, but in the very heart and center of Paris, there is the one and only: the 1st arrondissement. This is the center from which the shape of Paris spirals

 out into its current 20 arrondissements. Home to the Louvre, the Tuileries Gardens, the Palais Royal, the rue du Rivoli, and the Place de la Concorde, the 1st arrondissement has gained even more attention and value in recent years as a result of several extraordinary renovations, including the Samaritaine and the Pinault Collection. The district is not only monumental but also offers its share of neighborhood cafés and shops, making it both charming and grandiose.

In this neighborhood, there are several world-famous luxury hotels (Le Meurice, La Regina), but it is very rare to find a 150m2 family apartment such as this one located on the rue du 29 juillet. Equally rare, the building offers an exemplary post-Empire, pre-Haussman style, characterized by large pillars, a spacious stone staircase, a discreet facade, and windows with exterior/interior shutters.

A stately staircase leads us up two flights to the level exclusively reserved for the apartment. Double doors open into a spacious, welcoming entry that sets the stage for the rest of the apartment. The visitor is immediately awed by the 4 meter-high ceilings and the impeccable herring-bone solid wood floor.  The entry also serves as a broad passage between the living room and kitchen, creating two separate yet proximate spaces. The demarcation is accentuated by the deep blue paint, used as an accent color in contrast to the refined white that defines most of the apartment. This space discreetly incorporates a black marble washroom and toilet. 

From the entry, the visitor is first drawn into a grandiose living room with 4 meter-high ceilings, classical moldings, and towering windows that open onto the balcony. The living room features a large marble foyer and overset with an antique framed mirror. Contemporary and refined light fixtures illuminate the walls.   

 

Passing back through the entry foyer, one moves into a spacious, contemporary kitchen and dining space with a view onto a quiet courtyard. The fitted kitchen offers a marble sink and counter with an induction stovetop and a built-in extractor. Fitted with state-of-the-art, all-electric appliances, the kitchen asserts a sleek aesthetic that allows nothing to disrupt the appreciation of the room's generous proportions and its ceiling adorned by under-lit moldings. Behind the kitchen, an extra counter space has been arranged with an expresso machine, a cupboard, and a stacked washer and dryer.

No space is lost, nor are any proportions disrupted by hallways, as the living room flows directly into the apartment's three bedrooms, each with its ensuite bathroom. The master bedroom benefits from balcony access, a large walk-in dressing room, and a marble bathroom with a shower and a large central bathtub. 

The second street-side bedroom is a smaller version of the master bedroom.

The third, courtyard-facing bedroom has a distinct ambiance marked by the wooden structural beams that have been uncovered and painted white.
